How to Choose Your Airbnb House Rules
You’ll need to think about your unique property and preferences when deciding on you House Rules. Here are some Airbnb house rules ideas and what to think about when deciding on your house rules:
Pets
Do you want to allow any pets at your Airbnb? Maybe you want to approve pets on a case-by-case basis. Maybe you want no pets at all. Decide what works best for you and your property and have a process for when potential guests ask.
Be sure to look up the laws protecting guests with Service Animals or Emotional Support Animals and be prepared for those scenarios. This article will be helpful for knowing your screening rights for Service Animals/ESAs.
Smoking
Will you allow smoking of any kind in or around your property? Its a good idea to designate a location where guests can smoke if they choose to.
Parties or Extra Guests
Think about if you want to allow parties, events, or even if you allow your guest to have day or overnight visitors that were not on the reservation. This is something every host needs to decide their level of comfortability with.
Shoes
If you have no-shoes home, make sure your guests are aware of that.
Quiet Hours
If your Airbnb has closeby neighbors, its a good idea to designate some quiet hours and make them know to your guests.
Reporting of Damages
Have a process for guests to report damages, whether they made the damage themselves or whether it was there prior to arrival. Having guests take a photo and requiring them to report it ASAP is helpful and will prevent guests from waiting until the review period to surprise you with the information.
Unique features of your home
If your home has any unique amenities like a wood burning fireplace, hot tub, or other unique features, you’ll want to leave behind extra instructions for those.
Also think about if there are any areas inside or on you property that guests should not access and make that clear in your house rules as well.
Where to Display your Airbnb House Rules
Make sure you display your House Rule somewhere easily visible, like in an entryway space in your home. This will act as the “reminder” for guests, as they should have already seen your House Rules when they booked.
NEVER use this to replace the House Rules you should have outlined in your listing settings. In fact, you should detail these rules even more on the back end, including any fees for not following the rules you’ve outlined.
In Airbnb in the Listing Editor under ‘House Rules’ > ‘Additional Rules’ is a great place to indicate any fees or fines guest might be subject to is they break one of your house rules.
In the event a guest breaks a house rule and/or causes damages to your property, its really smart to have in writing that they will be subject to a fee. That way, when filing a resolution, you’ll have proof that they consequences were clearly outlined in your listing.

Having your house rules displayed somewhere in the property in addition to being in your listing is a great way to give yourself a little extra peace of mind knowing that rules have been clearly communicated to guests.
I was able to create a really cute design in Canva and display them at my property with these 5×7 vinyl signs. They’re adhesive and I’ve found them to stay really securely to drywall.
Here are some sample Airbnb house rules that I use at my properties:
- We’re a shoes-off home, please
- Please refrain from smoking in the home
- No unapproved guests or parties
- Please make other arrangements for your furry friends!
- Please Report any Damages within 24 hours
- Quiet hours after 9pm

Instructions for Free House Rules Template:
- Remember to please not edit my original document. First, make a copy.
- To edit text, click on the text area that you want to edit, erase the text and type over it
- You can customize the document by changing any of the colors, fonts, etc. by clicking on the element you want to change and choosing from the options along the top toolbar.
- When you’re ready to print the design, click ‘Share,’ ‘Download.’ Then upload the design wherever you get prints. The design is 5 x 7.
- If sharing the design with your guests electronically, simply click “Share,” “Copy Link,” but before you do this, be sure the setting are set to “Anyone with the link can view”, NOT edit. That way only guests being able to edit your document.
